SAME DAY REPORT GUARANTEE

We guarantee your home inspection report will be available by 11:59 PM on the same day as your inspection. If we don’t meet this deadline, we’ll refund $50 of your inspection fee.

However, this guarantee does not apply if:

The home purchase is canceled before the report is delivered.
The inspection starts after 2 PM.
The home is larger than 6,000 sq. ft. or older than 60 years, as these require more reporting time.
Multiple structures are included in the inspection.
The home wasn’t fully ready for inspection or certain areas couldn’t be accessed.
The inspection wasn’t fully completed for any reason.
The inspector and client/agent agreed in advance to a delayed report.

Other factors that may delay report delivery include:

Additional research needed to verify findings.
Weather issues, power outages, software failures, or other events outside our control.
Email delivery problems on the recipient’s end.
Pre-scheduled personal appointments for the inspector.
Large, older, or complex homes requiring extra time.

This guarantee only applies to general home inspections. It does not cover add-on services like mold testing, radon testing, or WDO (termite) inspections.

SAME-DAY or NEXT-DAY INSPECTION GUARANTEE

If you schedule your inspection by noon and we can’t accommodate a same-day or next-day appointment, we’ll take $50 off your inspection fee.

This offer applies to buyer home inspections only and does not apply if:
You request a specific inspector or certification.
The inspection is on a Saturday or Sunday.
The inspection falls during a holiday week.
The home is over 6,000 sq. ft. or older than 60 years.
The home is complex, has multiple structures, or requires code compliance.
The inspection can’t be scheduled at 9 AM or 1 PM.
The inspection is scheduled after 12 PM (local time).

200% Satisfaction Guarantee

This is a guarantee of satisfaction with the home inspector and home inspection process only. This is not a guarantee of satisfaction with the quality or condition of the home itself or other services around the inspection.
Client must attend at least 1 hour of the home inspection.
Our office must be notified of the dissatisfaction prior to the inspection report being delivered to the client and/or agent.
Only applies to buyer inspections on single family homes under contract with a licensed buyer side real estate agent. Guarantee does not include other inspection types or ancillary services.
Offer does not apply if the contract on the home is terminated prior to the home inspection report delivery or if the home inspection could not be fully completed for any reason.

If you are dissatisfied with the inspection process, we will refund your inspection fee upon signing of release documentation. We will also send another one of our home inspectors to inspect the home again at no charge if the following conditions are met.

New inspection must be completed within 5 days of original inspection and must be at the same address.
Does not apply if buyer is not buying the home.
Only includes a new general home inspection, this does not include new ancillary inspections.
Credit card and other service fees are not included in refund.

Thermal Camera Limitations

We may use a thermal camera to help detect issues, but keep in mind:

It does not see through walls.
It only detects temperature differences. If a problem isn’t causing a temperature change at the time, the camera won’t pick it up.
It’s not an energy efficiency evaluation. We use it as a tool when necessary, but it’s up to the inspector to decide when to use it.

Inspect Now, Pay Later

We offer the option to pay your inspection fee at closing instead of upfront. Here’s how it works:

Your inspection fee (including any add-ons) is added to your closing costs.
If closing doesn’t happen within 45 days of the inspection or 7 business days after closing, we will charge the backup payment method on file.
For full details, refer to the Inspect Now, Pay Later agreement provided at the time of payment authorization.
