How Long Does a Home Inspection Take?

Most home inspections take about 2 to 4 hours, depending on the size and condition of the house. Larger homes or older houses may take longer.

What Do Home Inspectors Check?

During a home inspection, we look at the major parts of the home, including:

Roof – Checking for leaks, damage, and wear.

Foundation & Structure – Looking for cracks, settling, or other issues.

Plumbing – Testing water flow, pipes, and drainage.

Electrical – Making sure outlets, switches, and the panel are safe.

Heating & Cooling Systems – Checking the furnace, air conditioner, and ventilation.

Attic & Insulation – Looking for proper insulation and signs of moisture.

Appliances – Testing major appliances, if included in the home.

Basement & Crawlspaces – Checking for water damage, mold, or pests.

We also look for safety hazards, such as missing smoke detectors, loose railings, or electrical problems.

What’s NOT Included?

A home inspection is a visual check-up, so we don’t:

❌ Open walls or ceilings

❌ Move furniture

❌ Test for asbestos, lead paint, or radon (unless requested)

❌ Check septic systems (separate inspection needed)

Can I Attend the Inspection?

Yes! We encourage buyers to attend. You’ll learn more about the house and can ask questions.

What Happens After the Inspection?
