High Point Housing and County Considerations

High Point sits across three counties. Most High Point addresses are in Guilford County. The southeastern edge crosses into Randolph County. A small southwestern piece touches Davidson County. That map line matters at closing. Permits and property records live in the county the home is in. The utility and school district can change with that same line. Some homes on the outer edges are on a well and septic system, not city water and sewer. We work with the county the home is actually in.

Radon is worth thinking about in High Point. Guilford, Randolph, and Davidson counties are all EPA Radon Zone 3, which means low predicted potential for indoor radon at the county aggregate level. A zone map is a county-wide guess, not a reading on a specific home. The only way to know a home is to test it. Ask about radon testing when you book.

Older parts of the city include the Washington Street and West High Street historic districts, Sherrod Park, and the broader Uptown Suburbs district. Uptown Suburbs takes in Emerywood, Johnson Place, and Sheraton Hill. Most homes there were built from the early 1900s to the mid-1900s. Many more mid-century ranches and split-levels sit north and west of the historic core. Depending on the age and updates of a home, your inspector may see older wiring, aging service panels, older drain lines, or crawlspace moisture worth a closer look. Newer construction keeps going up on the southwest side near Jamestown and Deep River, and on the southeast side along Skeet Club Road. Every home is different. We report what we find on the day.

Services Often Coordinated with Your Inspection

Buyers in High Point often add one or more of these on inspection day:

  • Radon testing when you want a measured radon level, not just a zone prediction.
  • WDIR-100 / termite inspection when a lender or loan program requests one. A W-phase licensed operator performs the report.
  • Sewer scope inspection for an older home, or when the yard or drains suggest a closer look at the buried sewer line before closing.
  • Pre-drywall inspection and 11-month builder-warranty inspection for new construction, before the warranty window closes.

We can often coordinate these with the general inspection when scheduling allows.

Frequently Asked Questions

Does the county matter for a High Point home inspection?
The inspection is the same. What can change is where permits and property records live, which utility serves the home, and which school district it is in. On a home along the southeastern or southwestern edge of High Point, we also check for a well and septic system.

How long does a High Point home inspection take?
Most take about 2 to 4 hours. The size of the home and its systems drive the time. We tell you before we arrive.

When will I get my report?
You get a digital report the same day or the next morning.

Do you cover Jamestown, Archdale, and Trinity too?
Yes. These are part of our normal High Point service area.

Is radon a concern in High Point?
Guilford, Randolph, and Davidson counties are all EPA Radon Zone 3, which means low predicted potential for indoor radon at the county aggregate level. A test at your home shows the actual level. Ask about radon testing when you book.

Can you inspect new construction in and around High Point?
Yes. Pre-drywall and 11-month builder-warranty inspections are part of our regular work.
