Two different things — both real, and often confused. Home Spectors offers one of them.
Water testing (what Home Spectors provides)
Collection of a water sample at the property, submission of the sample to an independent laboratory, and delivery of the laboratory's results to you with plain-English notes on what each number means. The sample is a snapshot of the water flowing from the tap or well line at the moment of collection.
Well-system inspection (what a licensed NC well contractor provides)
Physical evaluation of the wellhead, well cap, casing, pump, pressure tank, wiring, and drawdown or yield behavior. This is regulated separately under the NC DEQ Well Contractor Certification Commission. Home Spectors does not perform well-system inspection or well-mechanical repair — for those, we refer to a licensed NC well contractor.
What we test for
The specific panel is confirmed on the scoping call and depends on whether the property is on a private well or municipal water, whether a loan program has specific requirements, and what you're trying to learn.
Core private-well panel
- Total coliform bacteria and E. coli — the standard microbiological screen the EPA and CDC recommend for private wells at least annually.
- Nitrate and nitrite — the standard chemistry pair EPA and CDC recommend alongside the bacterial screen for private wells.
Additional analytes (available as add-ons)
- Lead — commonly requested for homes with older plumbing.
- General chemistry — pH, hardness, iron, manganese — useful for treatment-planning conversations you may have separately with a treatment contractor.
- Specialty analytes — arsenic, radon-in-water, uranium, VOCs, PFAS, pesticides — available through the laboratory at additional cost when there is a specific reason to test. Discussed on the scoping call.
What a limited panel cannot tell you. Test results describe only the analytes the laboratory measured, at the concentration thresholds the laboratory used, on the sample collected at that moment. A panel that meets its thresholds does not prove the absence of every possible contaminant, and it does not diagnose potability or health. Water conditions can also change with pipe corrosion, well-system aging, nearby land use, and weather — this is why EPA and CDC recommend annual private-well retesting.
How the process works
- Scoping call. We confirm the property type (private well vs municipal), the panel you want, any loan-program requirement your lender has communicated, and the collection point (kitchen tap, well tap, or main line). Free · 10-15 minutes.
- On-site sample collection. Standard sample bottles from the laboratory are filled following the laboratory's collection protocol (bacterial samples require sterile technique; some analytes require preservative). Typically 15-30 minutes on-site — often paired with a home inspection.
- Laboratory analysis. Samples are delivered to an independent laboratory for analysis of the requested panel. Turnaround is several business days depending on the specific analyte and the laboratory's queue. Bacterial results are typically the fastest; specialty analytes can take a week or more.
- Result delivery + explanation. You receive the laboratory's report plus Home Spectors' plain-English notes on what each number means, what analytes were in the panel, and what a "meets threshold" or "exceeds threshold" reading is describing.
Understanding your results
Laboratory reports come back with numeric values for each analyte and a reference threshold — usually the EPA Maximum Contaminant Level (MCL) for regulated public-water analytes, or the laboratory's own reference range for analytes without a federal MCL. Results are reported as measured values, not as pass/fail verdicts.
If a result meets the threshold
The sample tested at or below the laboratory's reference threshold for that specific analyte on that specific sample. It is not a certification that the water is "safe" or "potable" — it means the tested analyte was within the reference range in the sample collected.
If a result exceeds the threshold
The sample tested above the laboratory's reference threshold for that analyte. Common next steps include retesting to rule out sample-collection error, testing additional analytes to characterize the source, consulting a licensed NC well contractor if the well system is involved, or consulting a water-treatment professional if treatment is being considered. If you have health concerns
Water testing describes analyte concentrations. It does not diagnose illness or predict health outcomes. Health questions belong with a physician or with your county health department (in Guilford County, that is Guilford County Public Health; other counties have their own environmental health divisions).

Municipal water utilities are already required to test to federal standards and publish an annual Consumer Confidence Report (CCR) for their service area. Buyers on municipal water sometimes still test for lead if the home has older plumbing, or test for a specific concern such as taste or odor. The scoping call is the fastest way to decide whether municipal-side testing makes sense for your property.
