Mold Testing in Greensboro, NC — Independent Sampling, Written Report
WHO PERFORMS THE INSPECTION
Owned and led by a Certified Master Inspector
Home Spectors is family-owned. We have served Greensboro and the Triad since 2007. The company is led by Jason Michael, a Certified Master Inspector (CMI®). He is a licensed North Carolina home inspector.
Home Spectors is licensed and certified as required for the services listed on this site. A Home Spectors inspector performs the visual inspection and collects mold samples during your home inspection.
Samples are analyzed by an independent laboratory. We provide the raw lab report and a plain-English summary of what the results mean. Mold-testing is a routine add-on to our residential home inspections across the Triad.
Independent Mold Testing — We Don't Sell Remediation
Many companies that advertise “mold inspection” are mold remediation contractors. They also sell testing. That means the same firm tells you whether you have a problem and then sells you the fix. Customers should know that.
Home Spectors is a home inspection firm. We take samples (surface swabs, tape lifts, or air samples) and send them to an independent lab. The lab identifies what was found. We deliver the lab report and give you a plain-language summary. We do not sell mold remediation.
The independent-test difference: your mold results come from an outside lab. The same firm that took the samples delivers the results. There is no remediation upsell from us.
Your mold test report is delivered on the Spectora platform, attached to your Home Spectors residential inspection report. See what a home inspection deliverable looks like:

Mold growth in a home can cause health effects for some people. It can also cause structural damage if it goes undetected. Our mold testing in Greensboro helps homeowners, buyers, and businesses find hidden mold before it becomes a bigger problem.
At Home Spectors, we provide accurate mold testing services. We use professional air and surface sampling methods. Allergy symptoms, musty odors, or buying a home — our experienced mold inspectors give you a clear answer about your indoor air.
How Home Spectors approaches mold testing: we follow EPA sampling guidance — air (spore-trap) and, where useful, surface (tape-lift or swab). Samples are analyzed by an independent laboratory. Home Spectors is not a medical provider and mold testing is not a medical assessment. If you have a health concern related to mold exposure, consult a licensed healthcare provider.
Why Mold Testing Is Important
Mold spores spread quickly. They thrive in moist environments and can grow behind walls, under floors, and in HVAC systems. Testing matters because:
✔ Hidden mold can affect air quality – Airborne spores may aggravate allergies or asthma in sensitive people.
✔ Some people are sensitive to mold – A licensed healthcare provider handles diagnosis, not a home-inspection company.
✔ Real-estate context – If you are buying or selling a home, mold testing can prevent surprises.
✔ Not all mold is visible – Even without visible signs, high humidity or past water damage can mean mold is present.
Our Mold Testing Process in Greensboro
We follow industry best practices to detect mold growth in homes and businesses.
Step 1 – Visual Inspection
We check for visible mold growth, water stains, and high-moisture areas that could indicate hidden mold.
Step 2 – Air & Surface Sampling
✔ Air Testing – Measures mold spore levels in the air to detect hidden mold.
✔ Surface Sampling – Swab and tape tests identify mold types and contamination levels.
Step 3 – Lab Analysis & Report
Samples go to an independent laboratory for analysis. Within a few days, you get a detailed report with:
- Identified mold species
- Spore counts
- Recommendations for remediation, if needed
Signs You May Need a Mold Test
If you notice any of these issues, it’s time for a professional mold inspection:
✔ Musty Odors – A persistent, damp smell often indicates hidden mold.
✔ Allergy Symptoms Indoors – Mold exposure can trigger sneezing, watery eyes, and breathing issues.
✔ Recent Water Damage – Leaks, floods, or humidity issues can lead to mold growth.
✔ Visible Mold Growth – Mold on walls, ceilings, or furniture should be tested immediately.

FOR AGENTS
Mold sampling in a real-estate transaction
Some purchase contracts include a mold-inspection clause when a visible trigger is present — musty odor, staining, past water intrusion, or elevated moisture readings. Not every transaction requires mold testing.
Home Spectors takes the mold samples during the same visit as the residential home inspection. Your client and cooperating agents get one report package. We do not perform mold remediation. That makes the sampling result a neutral input to your client's decision.
WHAT IT COSTS
What mold testing costs
Price depends on the number of samples we collect. That includes one air sample vs. air plus surface, plus location and access. You will see the exact price in the scheduler before you confirm. Lab-analysis fees are included.
We do not charge extra for the follow-up call. If remediation is warranted, you choose the contractor.
