What a reinspection is
After a home inspection turns up defects that the buyer requests be addressed, a reinspection is a return visit to confirm that the seller's repair work has been performed. Home Spectors reinspection is scoped to the specific items on your repair request โ it is not a second full inspection.
What we do

What we can and can't see
Not every repair is easy to see. Some work is done behind drywall. Some is underground. Some is inside a sealed piece of equipment. Some is covered by paint or new finishes.
The inspector notes what is visible on the day of the visit. When part of a repair is covered up, the report says so and notes what could not be verified.
How repair documentation helps
If the seller has invoices, receipts, permit records, or photos of the work in progress, share them with us before the visit. Documentation is helpful information, especially for work that is now covered up.
The inspector still notes what is visible. Documentation does not certify the quality of the work. It gives the buyer a written record of what was described.
When a municipal permit was pulled
Some repairs require a permit from the city or county. When a permit was pulled, the governing building-inspection department is the authority on code compliance โ not Home Spectors. The reinspection is not a code inspection. We do not use "brought up to code" or "code compliant" as inspector conclusions.

No. The inspector notes whether each item appears complete, appears incomplete, appears done incorrectly, or surfaces a new concern โ based on what is visible at the time of the visit. Home Spectors is not a licensed contractor for the trades involved and does not certify contractor workmanship or guarantee long-term repair quality.
What if a repair is behind drywall or otherwise concealed?+
The inspector cannot see behind covered surfaces. The report notes what is visible and what could not be verified because it was concealed. Buyers who need concealed-work verification typically engage the trade contractor directly, or obtain the municipal permit-inspection record where a permit was pulled.
Does the reinspection cover items that were not on the repair-request list?+
No. The reinspection is scoped to the items on your repair-request list. Systems and components that were not on the list are not re-examined.
Do you check for code compliance?+
No. Home Spectors does not inspect for code compliance on any inspection, and a reinspection does not become a code inspection because a repair was performed. Where a repair required a municipal permit, the city or county building-inspection department is the authority on code.
