Why inspect a newly built home?
A new build is not the same as a perfect build. Trades work in sequence. Weather changes. Materials arrive on their own schedule. An independent inspection is a separate set of eyes on the home. It happens at stages when problems are still easy to see.
Home Spectors does not perform code inspections. Municipal inspectors handle code compliance. Our inspection is an independent visual review of accessible conditions on the day we inspect.
When should I schedule an inspection?
There are three stages during new construction when an independent inspection is often useful:
- Pre-drywall, after the rough plumbing, electrical, HVAC, framing, and roof are in place, before insulation and drywall cover them.
- Pre-closing, in the days before you take ownership, when the home is finished.
- 11-month, near the end of the standard one-year builder warranty period, if you have one.
Each stage has a different purpose. Buyers use one, two, or all three depending on the build.
New-construction inspection stages
Pre-drywall
The pre-drywall inspection happens after major rough systems are in, before wall coverings hide them. We look at what is visible on the day. That includes framing, straps and connectors where accessible, rough plumbing and drain lines, electrical rough-in, HVAC ducts, roof deck and flashings where safely reachable, and site drainage. We cannot see into concealed spaces or systems not yet installed. The report reflects only what was accessible during the visit.
Pre-closing
The pre-closing inspection is a full visual review of the finished home before you close. We check the roof, exterior, interior, kitchen and bathroom fixtures, built-in appliances, electrical panel and outlets, plumbing supply and drains, HVAC systems and controls, water heater, doors and windows, and general finishes. You get a written report with photos. Use it to talk with the builder about anything worth addressing before closing.
11-month
Many new homes come with a one-year builder warranty. An 11-month inspection is often scheduled a few weeks before that window closes. We look at how the home has settled in over the first year. We note items that may be worth requesting under the warranty. Some items only show up after a season of use.

Do I really need an inspection on a brand-new home?
You are not required to have one. Many buyers still choose an independent inspection. It gives them a written record of the home’s condition on the day and something to reference during the builder warranty period.
When is the best time for a pre-drywall inspection?

Does an inspection replace the municipal inspection?
No. Municipal inspectors check for code compliance. Our inspection is an independent visual review of accessible conditions at the time of the inspection. The two answer different questions.
Can I ask the builder to fix items in the report?
Whether items are addressed is between the buyer and the builder. It depends on the purchase contract and the builder’s warranty terms. Our job is to report what we see.
